A huge Texas ranch owned by the late oil billionaire T. Boone Pickens has been sold for a reduced price of $60 million after being off the market for five years. Mesa Vista, located in the northeast corner of the Texas Panhandle, stretches over 100 square miles and approximately 37,000 acres along 40 miles of the Canadian River.
The property includes a private five-bedroom family house, a three-bedroom, 11,500-square-foot lake house, a three-bedroom, 2,300-square-foot gatehouse, and a two-bedroom apartment for the pilot. It includes the airport and the chapel where Pickens stays. His fifth wife was married and he owned a 2,250-square-foot pub, a golf course, a tennis court and a 400-square-foot gun room, according to toptenrealestatedeals.com.
The 25,000 square foot lodge and conference center features a living room, commercial kitchen, multiple bedrooms, a library with a spiral staircase, a 30-seat theater/media room, and a wine cellar. In addition, the 11,000 square foot kennel includes a veterinary lab and his 3,600 square feet of air-conditioned enclosed space. Pickens moved the skeleton house in Oklahoma where he grew up to Mesa Vista.
The ranch has an abundance of water, as Boone's Creek flows through the ranch for approximately 12 miles of streams, lakes, waterfalls, and ponds, all of which are man-made and circulated. One of Pickens' main goals for the ranch is to enrich the land and return it to an oasis of wildlife, much of it returned to its natural state of ungrazed, lush native grasses. He is a leader in land conservation and now many other ranchers in the United States are following suit.
In 1971, Pickens purchased approximately 2,900 acres along the south side of the Canadian River in Roberts County, Texas. The only structural improvement to the property was a small corrugated metal feed shed, which Boone used as a shelter from the cold while quail hunting.
Over the years, Mr. Boone began building additional adjacent properties along the Canadian River corridor, and today Mesa Vista Ranch is more than 100 square miles of prime ranching land in the East Texas Panhandle.
As Mr. Boone's rally continued, he spent millions of dollars making Mesa Vista one of the most improved ranches in the country.
Pickens first purchased Mesa Vista's first 2,900 acres in 1971 and built a small corrugated metal feed shed. According to mesavistaranch.com, he took shelter in a feed shed during a quail hunt. The property was first listed for sale in 2017 for $250 million.
Pickens graduated from Oklahoma State University and came to Mesa Vista wearing a variation of his favorite orange color. Orange was also the color of his beloved OSU football team. In the early 2000s, Pickens donated more than $200 million of his money to school athletic departments. The school's football field was renamed Boone Pickens Stadium in 2003.
Pickens made his fortune in the oil and gas business, and at the time of his death in 2019 at the age of 91, his net worth was approximately $1 billion.
The ranch was purchased by two individuals in two separate transactions. Amarillo, Texas rancher Travis Chester purchased more than 27,000 acres in September 2022. A group led by Bill Kent of Midland, Texas, purchased the remainder of the ranch in November 2022. Prices are confidential in both transactions. The sale to Chester consisted of real estate only, with some improvements made. Kent State's purchase included all the amazing improvements (a lake house, lodge, kennels, airport, and some employee housing), and basically all the art, furniture, It was a turnkey model that included equipment.
According to the listing agent, “Mesa Vista Ranch sales are essentially turnkey, including all vehicles, equipment, pickup trucks, hunting vehicles, farm equipment, furniture, bird dogs, etc.”
